Over time the corrosion eats through the aluminum coil fins, reduces heat transfer, and shortens compressor life. We can clean and treat the coil up to a point. If the corrosion has eaten through the fin material, the coil needs replacement or the unit needs replacement.
Fan motor seizure: salt and humidity get into the fan motor bearings and they eventually seize. Symptoms are a compressor running with no outdoor fan, which damages the compressor quickly if not caught. We replace the motor with one rated for coastal exposure.
Contactor pitting and arcing: the contactor (the electrical relay that switches the compressor on and off) develops pitting from salt-air corrosion combined with normal arcing during switching. Eventually the contactor gets stuck closed or fails to close. We replace it with a sealed contactor where appropriate.
Capacitor failure: same as elsewhere in Florida. The microfarad rating drops with age and heat exposure, and one day the system won't start. Quick repair, low cost.
Control board failure from storm surges: Hobe Sound sees lightning activity in summer and Atlantic-side homes are first to get hit when storms roll through. Control board damage is one of the most common post-storm issues we see. We replace the board and strongly recommend whole-home surge protection at the panel.
Refrigerant leaks at fittings: humidity and salt accelerate corrosion on the flare fittings at the service valves. We find the leaks with electronic detection, repair the fittings, pressure-test, and recharge.
When we're already on site for a repair, we use the visit to apply coil treatments, rinse the outdoor coil with fresh water, inspect the electrical contacts for corrosion, and check the condition of the line set insulation. Coastal homes benefit from this preventive maintenance even outside of scheduled tune-ups.
