A Stuart homeowner kept finding mold spots on the bathroom ceiling, on closet walls, and behind furniture against exterior walls. The house smelled like a beach rental even when it had been closed up for a week. Her AC was working, but the humidity wasn't getting under control.
The diagnosis was pretty common for older Florida homes. The AC was correctly sized for cooling but couldn't pull enough moisture out of the air on its own. The air handler was running just long enough to lower the temperature, then shutting off before it had really dehumidified the space. The return air ducts had small leaks pulling in attic air, which is even more humid than outdoor air.
We installed a whole-home dehumidifier integrated with the AC ductwork so it could pull moisture out independent of the cooling cycle. We added a UV light inside the air handler to kill mold spores and bacteria moving through the system. And we sealed the return air leaks so the system stopped fighting itself.
Indoor humidity dropped from 65 percent to about 50 percent within a week. The musty smell faded within two. The visible mold spots stopped reappearing once the underlying humidity was actually controlled.
